What leasing options are available?

​We offer flexible leasing terms. Visit our website to access real-time apartment availability, pricing, and leasing options. 

Do I need a lease guarantor?

​We allow a guarantor for income purposes only

Do you offer co-living with individual leases?

​We do not offer co-living or individual leases (by-the-bed, such as found in student housing) at this time. 

What are your application/screening requirements?

​We use a third-party verification that looks at your household income along with credit and criminal background checks.  Eviction records are looked at as well. 

Can I apply online? Is there an application fee?

Yes! We encourage you to apply online. Simply click on the Apply tab to get started. We do not have an application fee.

How much is the security deposit? Is any of it refundable?

We require a $1000 holding deposit at the time of application.  Should your application be approved, this will either become or go towards your security deposit. It will be refunded at the end of your lease provided there are no damages. 

Do I have to pay first and last months' rent?

NO. We typically require a security deposit & the first month's rent. 

When is rent due, how can I pay my rent, and what forms of payment are acceptable?

Rent is due on the first of each month and can be paid online via our Resident Portal with an echeck, money order, or credit card. 

Is there a grace period for rent payments?

​Rent paid after the 3rd day of the month is considered late.  

Are any utilities included?

​Yes! Water, sewage & trash removal are included in the rent.

Is renter's insurance required?

​Yes. We do require Renters Insurance with a minimum of $100,000 in liability coverage. 

Do you have items I can rent?

Yes. You can rent storage space and a parking garage spot for an extra charge. 

What happens if I need to move out before my lease expires?

​Princeton Properties does not offer a lease break policy. These cases are handled individually. You would want to contact your Leasing Office to discuss options.

Can the apartment be sublet or listed on Airbnb or VRBO?

​No, we do not allow subleasing or listing on a short-term rental service like Airbnb or VRBO. 

What are the occupancy guidelines?

If there are more than 2 people in a 2 bedroom apartment home, 1 person needs to be under the age of 18. No more than 4 people of familial status. 

Are washers/dryers available?

There is a washer/dryer in every apartment home. 

What kitchen appliances are in the apartments?

Each apartment is furnished with sinks with disposals, refrigerators, gas stoves, dishwashers, and microwaves which typically are GE. 

Is there a bathtub or just a shower? Are they together or separate?

There are both tub and shower. 

Do apartments have built-in USB outlets?

No, they do not. 

When were these apartments built?

The Grandview Apartments were built in 2007, and we work hard to make them a great place to live. 

Is there air conditioning?

Yes! Central air is available in all of our apartment homes for your comfort and convenience. 

I have a noise complaint. Who do I contact?

​Contact the Leasing Office so we can address the problem.

What is the smoking policy?

​There is no smoking in the common areas of the building. 

I need emergency maintenance. Who do I call? Who do I contact for regular maintenance issues?

Please contact us at 978-452-2045 for help with emergency maintenance issues. Contact the Leasing Office for non-emergency maintenance needs. 

Do you allow pets? What is the pet policy?

Yes, we are a pet-friendly apartment community. Indoor cats are permitted. Max of 2 pets per apartment, max of 1 dog allowed. The monthly pet rent per cat is $50.00 per month, not to exceed 2 cats.

​Additional restrictions apply and will be explained during the leasing process. Dogs of non-aggressive breeds are permitted in certain apartment homes. There is a maximum of one dog per apartment home and a maximum weight limit of 75lbs. The monthly pet rent for a dog is $75.00 per month. Additional restrictions apply and will be explained during the leasing process. This policy is subject to change without notice.

What is the parking situation? What about guest parking?

Yes, parking in the lot is free. Garage parking is available for a premium charge. Contact the Leasing Office for details. 

​We have an area in the parking lot for guest parking. 

What is the policy for snow removal?

All residents must move their vehicles the morning after the storm to a cleared area so snow can be removed from the lot.

Are there building quiet hours?

Yes, quiet hours are from 9:00 PM to 8 AM. Please be considerate of your neighbors. 

What decorations or changes to the apartment are prohibited?

We ask that you do not drill holes in the ceiling or floors.  The apartment will need to be returned to its original state at move out. 

Are there restrictions for what can be put on balconies or patios?

​Electric grills only.  Your balcony must not be used for storage of any kind. 

What is the procedure for moving in/out?

​Key pick up/return is scheduled with the Leasing Office. 

What are the hours for the Leasing Center?

The Leasing Center is open ​Monday - Friday, 9 AM - 5 PM; Saturday, 10 AM - 4 PM; Sunday, Closed. Come on by, we'll be pleased to see you. 

Do you offer valet trash service and/or recycling?

​We currently do not offer these services at Grandview Apartments. 

Do you have internet/cable service available? If so who is the provider? Is there a separate charge?

Apartments are cable-ready. Residents are responsible for cable/internet of their choosing. 

Do you have package lockers/how do I get my packages?

​We have a Package Concierge locker system in the lobby where your packages will be delivered. 

Is additional storage available?

​We have additional storage units available for rent on the top floor of each building. 

What security features does this property offer?

We provide cameras on-site as a measure of security.

Do you provide pest control?

Yes, we use Waltham Pest. 

Any BBQ grills available? What kind?

We do not allow gas/charcoal grills on site. You may use an electric grill on your balcony. 

Does the community have bicycle racks?

We do have bike racks available for residents to use. They are located in the garage. 

Is there public transportation nearby? What stop is closest?

​Yes. The train station is less 2.9 miles from the community. 

Are you near any transportation routes? Which ones?

Yes, we are. Route 3 and 495 are nearby. 

What schools are in the area?

​Local schools include Pawtucketville Memorial, Dr. An Wang Middle School, Greater Lowell Technical HS

How much traffic is there in the area?

​There is lots to do within walking distance from the community as this is a busy area.
