What leasing options are available?
Our lease terms typically run for 12-18 months
Do I need a lease guarantor?
We allow guarantors for income purposes only
Do you offer individual leases?
We do not. All residents over the age of 18 listed on the application will be responsible for the lease.
What are your application requirements?
Household income must be at lease 3x the monthly rent, pass a background, criminal and credit check.
Can I apply online?
Yes! Use the apply tab on the website to get started - livegrandview.com
How much is the security deposit? Is any of it refundable?
There is a $1000 holding deposit at the time of application. Once the application has been approved, this $1000 will go towards your security deposit. Should the application be declined, this money will be refunded to you.
Is there an application fee?
No there is not a separate application fee.
Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?
We use a third party verification that looks at household income, background and credit check along with rental history.
Do I have to pay first & last month's rent?
We do not require last month's rent.
When is rent due and how can I pay my rent? What forms of payment are acceptable?
Rent is due on the first of each month. Online payments are preferred but we will accept checks and/or money orders.
Are utilities included?
Water, sewage and trash removal are included in the rent. Residents are responsible for any other utilities.
Is renter's insurance required?
Yes, we require renters insurance with a minimum of $100,000 in limited liability coverage. Proof of policy must be provided to the leasing office prior to move in.
Do you have items I can rent?
Yes, we have storage units and a parking space in the garage that can be rented concurrent with your lease.
What happens if I need to move out before my lease expires?
Residents are responsible through the end of the lease term. Lease breaks are handled individually.
Can the apartment be sublet or listed on Airbnb or VRBO?
NO. We do not allow subletting or for our apartment homes to be listed on short term rental platforms such as AIRBNB or VRBO.
What are the occupancy limits?
We allow up to 4 people in a 2 bedroom apartment home if one person is under the age of 18.
What are the hours for utilizing outdoor amenities?

What are the hours for the laundry facilities?
Each apartment home is equipped with in-unit laundry.
What are hours of the leasing office?
Our leasing office is open Monday - Friday from 9AM - 5PM and on Saturdays from 10AM-4PM.
Do the apartments have air conditioning?
Yes! Our apartment homes have air conditioning for your summertime comfort.
Do apartments have USB outlets?
At this time USB outlets are not available in the apartments.
Are washers and dryers available? Are they in the apartments?
Yes, each apartment home is equipped with a washer/dryer.
What appliances are in the ktichen?
Kitchens are equipped with a refrigerator, electric stove, microwave and dishwasher.
Is there a bathtub or just a shower? Are they together or separate?
Apartment bathrooms have 1. tub/shower combination and the main bathroom has a barrier-free shower.
When were these apartments built? Have there been any renovations?
Grandview Apartments were built in 2006. Any renovations are during an apartment turn.
Do you offer valet trash service and/or recycling?
While we do not offer valet trash service, we do have trash rooms located on each floor and dedicated recycling bins available outside for resident use.
Do you have free internet/WiFi and cable? (Where is it available? Who is the provider?)
We are wired for Comcast. Residents are responsible for their choice of cable/internet.

Do you have package lockers/how do I get my packages?
We have package concierge lockers in both buildings where packages are delivered. Residents can retrieve them by logging in with a username and password. Residents are sent an email notification when a package is deposited.
How do I reserve community amenities?

What security features does this property offer?
Our community has cameras on the premises.
Does this community have a pest control service?
Yes. We use Waltham Pest Services regularly to provide pest prevention measures.
Are BBQ grills available?
No.
Does the community have bicycle racks?
Yes, we have bicycle racks in our garages.
What is the smoking policy?
Building 525 is a non-smoking building.
I need maintenance/emergency maintenance; who do I call?
For non emergency maintenance issues, contact our Leasing Office during business hours or you can submit an online maintenance request. For emergency maintenance, please call 978-452-2045.
Do you allow pets? What is the pet policy?
We are a pet friendly community. Select buildings are dog friendly. Apartment homes that have pets will be required to give a full security deposit. We permit up to two pets, with one dog maximum (ie. two indoor cats, or one dog* and one cat). Max weight limit is 80lbs. Monthly pet rent will apply. *Restrictions apply.
What is the parking situation? What about guest parking?
We provide ample parking for residents. Guest parking is located along the black fence facing Lexington Ave.
What is the policy for snow removal?
Snow removal begins the morning after the storm. Cars must be cleared and moved to a cleared spot until removal is complete.
Are there building quiet hours?
Yes. Quiet hours are from 9PM - 8AM.
What decorations or changes to the apartment are prohibited?
NO external decor, taking down blinds or removing carpet
Are there fees for using the communal spaces?
N/A
Are there restrictions for what can be put on balconies or patios?
Patio furniture and flowers are encouraged. Electric grills only are permitted.
What is the procedure for moving in/out?
Move In/Move Out procedures are scheduled with the Leasing Team.
Are you near any transportation routes? Which ones?
Yes. Route 3 is close by.
Is there public transportation nearby? What stop is closest?
Yes. There is a bus stop less than a mile from the community
How much traffic is there in the area? Are there any times during day/night that it is heavy?
We are located on Pawtucket Boulevard. We have a set of lights when you enter and exit the property.
What schools serve the community?
Lowell Public Schools & Greater Lowell Technical High School, Lowell Cathloic & Lowell Charter Schools
When is rent due?
Rent is due on the first of each month.
What forms of rent do you accept?
We prefer online payments but will accept a check and/or money order.
How do I pay rent? Can I pay online?
You can easily make your rental payments through our online portal.
Can I set up automatic payments for rent?
Yes! That can be set up through the online portal.
How do I access FLEX rent payments?
How do I access my resident portal?
You will want to visit our website, livegrandview.com . In the upper right corner you will see a green resident tab. Once you click on that, you will use your username and password to log in to your portal.
What can I do in my resident portal?
You have the ability to pay your rent, submit a maintenance request, contact the community, view, upload and sign your documents.
How do I upload documents in my resident portal?
When in your portal, on the left side of the screen you will click on My Apartment, click on documents and upload document.

The leasing office is open Monday through Friday from 9AM-5PM. Saturdays from 10AM-4PM
Am I able to renew my lease? How?
Yes. Approximately 2 months prior to your lease end date, you will receive communication from the Leasing Office regarding your renewal terms.
Can I add occupants to my lease? What is the process?
Yes provided you are not over occupancy. Should you choose to add someone to your lease, you will want to contact our Leasing Office regarding the application process.
Am I able to transfer from my current apartment to a new apartment or building?
Yes, we do offer the option to transfer to a new aparment with in the community. Please contact our Leasing Office for our transfer policies.
How do I put in a maintenance request? How long does it take for maintenance to respond to a request?
For non emergency maintenance issues, contact our Leasing Office during business hours or you can submit an online maintenance request through the resident portal.

What constitutes an emergency maintenance request?
An emergency maintenance request refers to an urgent issue that requires immediate attention to prevent further damage, safety hazards, or service disruptions. Examples include water leaks, fire, electrical issues, gas leaks, structural and/or security concerns to name a few. Please contact our Leasing Office should you have any questions.
How do I enter a maintenance request online?
By visiting your resident portal and clicking on Request Maintenance at the bottom of the screen.

Yes, we have storage units available for rent on the top floor. Please contact the leasing office to find out availability, sizing and pricing.

Yes. We also have garage spaces that you can rent concurrent with your lease.

Maximum of 2 per apartment.
Is there visitor parking?
Yes, guest parking is along the back fence facing Lexington Ave.

What are snow removal protocols?
All vehicles must be cleaned and moved to a cleared spot the morning after any storm that accumulates over 2 inches. The Leasing Office will provide all residents with snow policy details.
Are there quiet hours?
Yes. Quiet hours are observed from 9PM-8AM.
Can I have a pet(s)? Is there a pet rent or breed restrictions? What is the process?
How do I get my packages?
You can retrieve your packages from our package concierge lockers in the lobby via your username and password.
How does the package concierge work/how do I receive packages?
You can login using your username and password, the lockers will open up when you have entered your credentials.
Can I make spare keys?
You are welcome to contact our office for request of additional keys.
How do I set up or transfer utilities (electric, water, gas, internet)?
The leasing office will provide you with the contact information for setting up utilities.
Can I sublease or assign my lease to someone else?
The lease does not allow for subletting or for apartments to be listed on short-term rental platforms like Airbnb or VRBO.

What can and cannot go down the garbage disposal?
Small food scraps, soft non fibrous foods, ice cubes and (rinds in moderation) CAN go down the disposal. Please refrain from putting hard items, fibrous and/or starchy foods, non-food items along with grease, oil or fats as these can clog the pipes. Please feel free to call our Leasing Office should you have any questions.
What is the smoking policy?

Can I decorate my patio/balcony?
We encourage plants and patio furniture on your balcony.
Can I paint the walls or install my own fixtures?
